Regardless of the overall brokerage company’s
experience, how much experience does the particular
broker who will be working on my behalf have
in valuing properties like mine, finding a qualified
buyer and/or quality tenants, and in negotiating
a purchase and sale or lease agreement? In commercial
real estate brokerage, as with most professional
services, the competence and experience of the
particular individual handling your property
is a much more important factor to success than
the size of the brokerage company he or she
works for.
Work Ethic
Assuming the broker you're considering has the
requisite experience and knowledge of the marketplace,
the next question is, how much time and effort
will he or she devote to my property? Will my
property get their full attention, or get lost
amongst other, perhaps bigger, listings that
they're working on? You should look at their
web site to see how they are marketing their
current listings. Is the information on their
web site and flyers accurate and presented in
a professional and appealing manner? Do the
pictures and text show the property to its best
advantage, and does the information appear to
be up-to-date? Are they advertising their listings
on other web sites and places that commercial
property buyers and tenants look at, like Loopnet,
craigslist, or the Oregonian’s Sunday
business section? If you have time, you might
want to drive by one of their currently listed
properties to see how noticeable their signage
is, what condition it's in, and if you like
the overall impression the signage makes.
Cost and Terms
Finally, how much will this brokerage
company's service cost me in commission, what
kind of commitment do they expect in their listing
agreement, and are they at all flexible in their
terms? As with most things in life, in commercial
real estate brokerage you generally get what
you pay for. However, an experienced independent
commercial broker like PRH Commercial Realty
can often afford to offer a better deal on the
commission than large brokers due to lower overhead
costs. Also, an individual broker doesn't need
to get approval from someone higher up to make
changes to the standard listing agreement since
they're the boss, and can usually be quite flexible
in their terms. For example, most of PRH Commercial
Realty's listing agreements have a mutual right
of termination with 60 days' notice, which gives
our clients the added assurance that, if for
some reason they aren't happy with the service
we’re providing, they don’t have
to wait 6 months before they can hire a different
broker.
